The builders have sales people, why do I need a Realtor®?
Having someone on your side is always a good idea. When you buy a new construction home, you'll be entering a business transaction with someone who has done this thousands of times before (advantage builder), the sales agents at the community are employees of the builder (advantage builder), they'll undoubtedly insist (or at least strongly influence) you to use their lender (advantage builder).
Buying a home is a business transaction first and foremost and you should have someone on your side to represent you and only you. We will be able to negotiate the deal and make sure you get the most for your money.
How much does it cost me to use a Realtor®?
NOTHING!! The builder pays the Realtor®.
When shall I contact you?
Right away BEFORE you visit any communities or builders. If you want to protect your interests you should involve a Realtor® to represent you in the purchase on your first visit to Builder's project. If the Realtor® does not "register" you during your first visit to the Builder they will not be able to help you with negotiations.
My family and I may decide to go to a community "just to look"
It would be better if you call us before you go, but we understand those "on the spur of the moment" trips. When you register, there should be a question about if you have a Realtor®. Give them our name, if not let them know you have a realtor and you are "just looking" right now. Better yet call us and we can talk to them.
What are the advantages to new construction?
For starters, when you purchase a new home you are protected by a warranty. You have peace of mind knowing there won't be any unanticipated out-of-pocket repair costs to absorb. Another benefit of buying a new home is the special incentive programs many builders currently offer to assist buyers. Of course, the ultimate benefit of buying new is having the opportunity to purchase your dream home. You are the first owner and everything is pristine, sparkling, and brand new. In many cases you'll be able to customize the home, selecting items like cabinetry, countertops, and flooring.
